Egemen Yasin Şahalioğlu.

How does buying in Evinpark Kemer work?
As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.
How do foreigners buy property in Evinpark Kemer?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much are apartments for rent in Evinpark Kemer?
As of 27 October 2026, there are no rental listings for Evinpark Kemer on the portals and project pages we checked. Rent is therefore on request; you need to speak directly with owners in the complex or get current information from local agencies.
Source: search of Sahibinden, Emlakjet, Hepsiemlak and project pages, 27 October 2026. No rental listings found.
What is the rental yield at Evinpark Kemer?
The rental yield for Evinpark Kemer cannot be calculated at the moment, because we found no sale and rental listings for the same unit type. One project page states an expected annual yield of six percent, but it is not based on an actual rental listing, so we do not use it as data.
Can units in Evinpark Kemer be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at Evinpark Kemer?
Service charges at Evinpark Kemer are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Evinpark Kemer?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
At Evinpark Kemer, the 3+1, 4+1 and 5+1 apartments comfortably clear the $400,000 (four hundred thousand dollars) threshold on their own at listed prices. For 2+1 units, the starting price on the April 2026 list is exactly $400,000, while older listings also show prices of $249,000 – $350,000; so for 2+1 the threshold is only safely met with larger or higher-floor units. 1+1 apartments start from $265,000 and are not enough on their own, but buying two units together can reach the threshold. Because the threshold is assessed together with the title deed value and the valuation report, the valuation result should be seen before signing.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.
What apartment types are available in Evinpark Kemer?

The smallest type in the complex; for a single person or couple.
Wide size range; some have a garden or terrace.
The most common family type, also available as a duplex.

- No rental listings, so the rental yield cannot be calculated
- Sources disagree on basic facts such as land area and number of blocks
