Nivo İstanbul apartments for sale start at about $86,000 (eighty-six thousand dollars) according to the listings we checked in October 2026; a 2+1 is listed at about $127,000 (one hundred twenty-seven thousand dollars) and the only 3+1 we found at about $194,000 (one hundred ninety-four thousand dollars). The project stands on a 42,000 (forty-two thousand) square metre plot on Basın Ekspres Road in the İnönü neighbourhood of Küçükçekmece, where two factories used to be. It is a joint venture of Cathay Group and the Saudi-funded Neba Gayrimenkul, with 6 (six) blocks; the residential part is also known on site as "Neba Garden". The homes have been handed over and sales now run through resale listings. A furnished 1+1 rents for 35,000 TL a month, about $706 (seven hundred six dollars), which means a gross yield of around 9% (nine percent) on 1+1 units. A single apartment does not reach the $400,000 citizenship threshold. Property Time Istanbul's office is at Skyland in Sarıyer; every legal step of the purchase is handled by Att. Egemen Yasin Şahalioğlu.

What are the key facts about Nivo İstanbul?

Nivo İstanbul is a mixed-use project built on a 42,000 m² plot on Basın Ekspres Road that once held two factories: residential blocks, home-office blocks, a serviced residence block and an open-air shopping street running through the site. How does buying in Nivo İstanbul work?

As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.

How do foreigners buy property in Nivo İstanbul?

A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.

What needs to be done after the title transfer?

After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.

How much are apartments for rent in Nivo İstanbul?

What is the rental yield in Nivo İstanbul?

Based on listings, the gross rental yield on 1+1 apartments in Nivo İstanbul is roughly 8.8% to 9.9%. We divided the annual rent of 420,000 TL (35,000 TL a month) by 1+1 sale prices of 4,250,000 – 4,800,000 TL. The rental unit is furnished and a little smaller than the units for sale, so the real yield may be lower; service charges, taxes and empty months are not included either.

Can units in Nivo İstanbul be rented short term?

Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.

What are the service charges and buying costs at Nivo İstanbul?

Service charges at Nivo İstanbul are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:

Can you get Turkish citizenship by buying in Nivo İstanbul?

A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.

No unit type in Nivo İstanbul reaches the $400,000 threshold on its own: the highest listing we found is a 3+1 at about $194,000. An investor looking at this project for citizenship would need to buy several apartments at once, with the total title deed value, backed by CMB-licensed valuation reports, above the threshold. In that case each apartment's valuation report should be checked separately.

  • The value is determined by a licensed valuation report.
  • A no-sale annotation of at least 3 (three) years is placed on the title deed.
  • Payment is made in foreign currency and documented through a Turkish bank.
  • The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.

Legislation may change; current requirements are confirmed with the lawyer before applying.

Is Nivo İstanbul a good investment?

Nivo İstanbul is one of the few options in Istanbul for a completed apartment in a gated complex under $100,000, and the gross rental yield on 1+1s looks higher than the city average. On the other hand, the project is very large and has many units for sale, which may limit price growth.

Advantages
  • About 9% gross rental yield on 1+1s (based on listings)
  • Completed project with condominium title
  • Close to the M9 metro, E-5 and TEM
  • Shopping street, pools, sports and social areas on site
Points to consider
  • A single apartment does not reach the citizenship threshold
  • Over 1,200 homes: many listings and strong competition
  • Sources disagree on the number of homes and unit sizes
  • The rental yield is based on one furnished listing

Before buying, the title deed record, occupancy permit status, service charges and any debts to site management, as well as the valuation report, should be checked by an independent lawyer. These checks are carried out by Att. Egemen Yasin Şahalioğlu as part of the title deed and contract review.
