How does buying in Nidapark İstinye work?
As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.
How do foreigners buy property in Nidapark İstinye?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much is rent at Nidapark İstinye?
The one current rental listing we found asks TL 340,000 (three hundred forty thousand lira) a month, about $6,850 (six thousand eight hundred fifty dollars), for a 196 m² 3.5+1 in the Panorama phase, with a year's rent paid upfront. The same listing page also shows a figure of TL 380,000; it is not clear which one is current. We could not find an active rental listing for a 2+1.

What is the rental yield at Nidapark İstinye?
Based on the one match we have, the gross rental yield is around 4% – 4.5% (four to four and a half percent). Comparing the TL 99,000,000 sale listing for a 3.5+1 with the TL 340,000 monthly rent gives an annual yield of 4.1% (four point one percent); on a per-square-metre basis it comes closer to 4.5%. The sale and rental listings are in different phases and different sizes, so treat this as a rough estimate. The yield for a 2+1 cannot be calculated.
Can units in Nidapark İstinye be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at Nidapark İstinye?
Service charges at Nidapark İstinye are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Nidapark İstinye?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
Going by asking prices, every unit type at Nidapark İstinye is well above the $400,000 threshold; even the smallest 2+1 sells for about $1,895,000. Still, the figure used in a citizenship application is the value in an SPK-licensed valuation report. In a revenue-sharing project with Emlak Konut GYO, the title deed and condominium status should be checked separately for each unit.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.

Is Nidapark İstinye a good investment?
Nidapark İstinye makes sense for a buyer who wants long-term value retention in a low-rise, garden-style complex close to the Bosphorus; for an investor looking for short-term rental income, the yield is limited. - Location between Emirgan Grove and İstinye Bay, close to the Bosphorus
- 4-5 storey, low-density block layout
- Separate social facilities per phase and large green areas
- Backing of Emlak Konut GYO and a well-known design team
- Gross rental yield of around 4%
- Far from the metro, transport depends mostly on a car
- Vadi phase still under construction, completion date not public
- Service charge and shared cost figures not public
