Çamlıyaka Konakları Prices and Details 2026
Merkez, Çekmeköy, Istanbul
Last updated: 24 October 2026 · Prices in USD · Conversion rate: $1 ≈ 49.6 TRY (24 October 2026)
Çamlıyaka Konakları currently shows a starting price of $530,000 (five hundred thirty thousand dollars) on one real estate agency's page, while a resale listing asks $890,000 (eight hundred ninety thousand dollars) for a 190 m² 3+1. The low-rise development was built by Ege Yapı on Çavuşbaşı Caddesi in Çekmeköy's Merkez neighbourhood, right next to a pine forest. On roughly 19,000 (nineteen thousand) m² of land it combines 3+1, 4+1 and 5+1 homes with private gardens or terraces, a row of shops and a residents' sports club; about 75% (seventy-five percent) of the site was planned as green space. The project was completed in 2022, condominium title deeds are in place and most homes have been sold, so buying today mostly means a resale. Because few current listings are public, we confirm prices before every purchase. Property Time Istanbul's office is in Skyland, Sarıyer; every legal step of the purchase is handled by Att. Egemen Yasin Şahalioğlu.

How much are apartments for sale at Çamlıyaka Konakları?
For Çamlıyaka Konakları, Royal White Property's page, updated in February 2026, gives a starting price of $530,000 (five hundred thirty thousand dollars) and marks the developer's stock as sold out. A resale listing by LTA Gayrimenkul asks $890,000 (eight hundred ninety thousand dollars) for a 190 m² 3+1; the euro and dollar amounts in that listing do not match, so we use this figure cautiously, as an upper limit. Three Vartur listings from September 2023 priced 328 m² 5+1 units between $382,000 and $604,000. In October 2026 we found no sale listing for the project on Sahibinden, Emlakjet or Hepsiemlak with a price we could verify; for the 4+1 type the price is on request.

How does buying in Çamlıyaka Konakları work?
As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.
How do foreigners buy property in Çamlıyaka Konakları?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much are apartments for rent at Çamlıyaka Konakları?
A Remax Eksen listing on Emlakjet asks 125,000 TL a month, about $2,520, for a 3+1 garden-floor apartment. We found no other rental listing in the project that we could verify, so the table relies on a single listing and rent for other types is on request.
Source: Emlakjet listing no. 17195206 (Remax Eksen, Çekmeköy Merkez Mah., 3+1 garden floor, 125,000 TL/month). Exchange rate: $1 = 49.6 TL (24 October 2026). The listing date could not be verified. Checked on 27 October 2026.
What is the rental yield at Çamlıyaka Konakları?
Dividing the annual rent of $30,240 for a 3+1 by the $890,000 resale asking price gives a gross yield of about 3.4%. The two listings may not be the same size, and we only have one listing on each side, so the figure should be read as a rough indicator. After service charges, taxes and empty months, the net yield will be lower.
Can units in Çamlıyaka Konakları be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at Çamlıyaka Konakları?
Service charges at Çamlıyaka Konakları are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Çamlıyaka Konakları?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
At Çamlıyaka Konakları, today's starting price of $530,000 and the $890,000 3+1 listing are both above the $400,000 threshold. The $382,000 5+1 listing from 2023 was below it, which shows how widely prices vary even for the same type. The figure used in the application is not the listing price but the value in an SPK-licensed valuation report, so a valuation should be done before buying.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.

Is Çamlıyaka Konakları a good investment?
Çamlıyaka Konakları makes sense for families who want to live in a low-density, garden-focused complex next to the forest on the Asian side; for an investor chasing short-term rental income it is a weaker candidate because of the large unit sizes and a yield in the 3% – 4% range. The project is finished, so there is no construction risk, but price data is scattered.
- Low-rise complex next to a pine forest with a high share of green space
- Completed project with condominium title deeds
- Large homes with private gardens or terraces
- Close to the North Marmara and Şile motorways
- Not within walking distance of the metro
- Few current listings, and prices vary widely between sources
- No small unit types, so the tenant pool is narrow
- Some developer-held units carry a 2024 bank mortgage; service charge information is not public
Before buying, the title deed record, mortgages and annotations, any unpaid service charges and the parcel the unit sits on must be checked; when buying a unit from the developer, the release of the mortgage at the time of sale should be written into the contract. These checks are carried out by Att. Egemen Yasin Şahalioğlu during the title deed check and sales contract steps.
