How does buying in İstanbul Sapphire work?
As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.
How do foreigners buy property in İstanbul Sapphire?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much do apartments for rent at İstanbul Sapphire cost?
The only residential rental listing we could find at İstanbul Sapphire is a 295 m² 3+1 on an upper floor with a Bosphorus view, at 350,000 TL a month, or about $7,060 (seven thousand sixty dollars). The listing dates from December 2025; we found no current rental listings for other types or sizes. The figure below should therefore be read as a single example, not a firm market average.
Source: Versatie Gayrimenkul rental listing "Sapphire Residence'ta Yüksek Kat, Yüksek Standartlar" (portfolio no. 1129275803, listed 23.12.2025), 350,000 TL; seen on 27.10.2026 and converted at 1 $ = 49.6 TL. Whether the listing is still available should be confirmed.
What is the rental yield at İstanbul Sapphire?
The gross rental yield for a 3+1 at İstanbul Sapphire is roughly 4.9% – 6.2%. The figure compares the $84,720 annual rent of the 3+1 with the two 3+1s for sale at $1,361,000 and $1,712,000. Because there is only one rental listing and it is about ten months old, the units are not the same size, and service charges and taxes are not deducted, this is only an indication.
Can units in İstanbul Sapphire be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at İstanbul Sapphire?
Service charges at İstanbul Sapphire are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in İstanbul Sapphire?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
Both priced sale listings we saw at İstanbul Sapphire clear the $400,000 threshold on their own by a wide margin: even the cheapest 3+1 is about $1,361,000. Since the smallest homes in the tower are around 120 – 140 m² and listing prices are above $4,700 per square metre, no unit type is expected to fall below the threshold. Still, citizenship is based on the title deed price and an SPK-licensed valuation report, so it should be checked before the sale that the report value covers the contract price.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.

İstanbul Sapphire is worth considering for buyers who want to live in or let out a serviced apartment in one of Istanbul's best-known towers, linked to the metro. The price per square metre seen in listings (about $4,700 – $5,000) is well below the $8,000 – $12,000 per square metre announced at the 2010 launch; this makes entry easier, but it also shows that value growth in dollar terms has been limited over the years.
- Completed building with occupancy permit and full condominium title; no delivery risk
- Direct metro connection and a mall underneath
- Floor gardens, pool, sports floor and concierge service
- Close to the Levent business district, with tenant demand
- Few apartments come up for sale, so prices are hard to compare
- Dollar prices have stayed below launch levels
- The building is 15 years old; maintenance of shared areas and systems should be checked
- Service charges may be high; the current amount is not public
Before buying, the title deed record, the condominium and occupancy status, the service charge and management plan, and the valuation report should be checked by an independent lawyer. These checks are carried out by Att. Egemen Yasin Şahalioğlu as part of the title deed and contract review.
