How does buying in Next Level Kemer work?
As the project is under construction, sales are made with the developer through a promissory sale contract and a payment plan; the title is transferred according to the construction servitude or condominium status. Before signing, the building permit, construction servitude, delivery date, delay penalty and payment security clauses are checked in a contract review by Att. Egemen Yasin Şahalioğlu, together with the title deed and encumbrance check.
How do foreigners buy property in Next Level Kemer?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much is rent for an apartment in Next Level Kemer?
As of 26 October 2026, there are no rental listings for Next Level Kemer on the portals we checked; that is to be expected while the project is still being handed over. Rent is available on request and will become clearer once the first listings appear after handover. For a general picture of the area, it makes more sense to look at listings in completed complexes in Göktürk and Kemerburgaz.
Source: search of sahibinden, Emlakjet, Hepsiemlak and project pages, 26 October 2026. No rental listings found.
What is the rental yield of Next Level Kemer?
The rental yield of Next Level Kemer cannot be calculated at the moment, because there are no sale and rental listings for the same unit type. Some foreign listing sites quote an expected yield of 5%, but that figure is not based on an actual rental listing and we do not use it as data.
Can units in Next Level Kemer be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at Next Level Kemer?
Service charges at Next Level Kemer are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Next Level Kemer?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
In Next Level Kemer, even the smallest 1+1 starts from $555,000 (five hundred fifty-five thousand dollars) in the agency dollar lists, so every unit type appears to clear the $400,000 (four hundred thousand dollars) threshold on its own. In Turkish lira listings, however, an 80 m² 1+1 works out to about $405,000 at today's rate, which leaves a very thin margin for this type. Because the threshold is assessed together with the price on the title deed and the valuation report, anyone considering a 1+1 should see the valuation result before signing the contract. The 2+1 and larger types sit in a safer range if the exchange rate moves.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.

Is Next Level Kemer a good investment?

- Developed by a listed real estate investment trust (GYO); company information and valuation reports are published on KAP

- Handover slipped from the end of 2025 to the end of 2026; no firm occupancy permit (iskân) date has been announced
- No rental listings, so no yield estimate is possible
- The title is still at the kat irtifakı (construction servitude) stage; the switch to kat mülkiyeti (full condominium ownership) needs to be followed up
