The project was developed by EMS Yapı on 287,000 (two hundred eighty-seven thousand) square metres of land in the Karaağaç neighbourhood of Büyükçekmece, near Alkent 2000. A total of 225 (two hundred twenty-five) detached villas are being built in three phases; handovers in the first phases began in 2023, and construction is still under way in the final phase. Every villa has its own garden and pool. All types sit above the $400,000 citizenship threshold, while the gross rental yield is around 4% (four percent), so buyers mostly choose this project to live in and for long-term value. Property Time Istanbul's office is at Skyland in Sarıyer; every legal step of the purchase is handled by Att. Egemen Yasin Şahalioğlu.

How much are Brand Vadi villas for sale?
At Brand Vadi, the developer's current list prices range from $2,314,000 (two million three hundred fourteen thousand dollars) to $4,628,000 (four million six hundred twenty-eight thousand dollars). In resale listings, 5+1 duplex villas are offered at 60,000,000 – 69,000,000 TL, roughly $1,210,000 (one million two hundred ten thousand dollars) – $1,391,000 (one million three hundred ninety-one thousand dollars). The gap between list and listing prices is large; the developer says it gives a 15% (fifteen percent) discount for cash payment, and listing prices are open to negotiation. The single-storey 4+2 / 5+1 Oliva type is not on the October 2026 list; its price is given on request.

A 6+1 lake-view villa is also listed on emlakjet at 52,000,000 TL (about $1,048,000), but it was left out of the table because the listing date could not be verified. Type names and square metres were matched using floor plan details from sales websites. Exchange rate: $1 = 49.6 TL (24 October 2026). VAT and title deed fees are not included in the prices.
How does buying in Brand Vadi work?
As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.
How do foreigners buy property in Brand Vadi?
A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.
What needs to be done after the title transfer?
After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.
How much are Brand Vadi villas for rent?
At Brand Vadi, villas for rent are listed at 215,000 – 300,000 TL a month, roughly $4,350 (four thousand three hundred fifty dollars) – $6,050 (six thousand fifty dollars). There are few rental listings in the community; we found only two across the sources we checked. So these figures are best read as indicative examples, not as a firm market average.

Exchange rate: $1 = 49.6 TL (24 October 2026).
What is the rental yield at Brand Vadi?
For 5+1 duplex villas, the only type with both sale and rental listings, the gross rental yield works out at roughly 3.8% (three point eight percent) to 4.3% (four point three percent). It was calculated by dividing the annual rent of $52,200 (fifty-two thousand two hundred dollars) by resale listing prices of $1,210,000 – $1,391,000. Because the rental listing's date is not certain, this rate is an estimate; buying at the developer's list price brings the yield below 2% (two percent). No yield can be calculated for the 4+2 Oliva type, as there is no current sale listing for it.
Can units in Brand Vadi be rented short term?
Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.
What are the service charges and buying costs at Brand Vadi?
Service charges at Brand Vadi are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Brand Vadi?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
Every villa type at Brand Vadi meets the $400,000 citizenship threshold on its own. Even the cheapest resale 5+1 duplex is listed at around $1,210,000, close to three times the threshold. Still, the value used in the application is not the listing price but the amount shown in the SPK-licensed valuation report and on the title deed. If you buy a villa in a phase that is not yet finished, the application timeline may change depending on the status of the title deed and the occupancy permit (iskân); this should be clarified before the citizenship process begins.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.
What villa types are there at Brand Vadi?

How do you get to Brand Vadi?
The easiest way to reach Brand Vadi is via the TEM Motorway, about a 5-minute drive away. The project sits north of Lake Büyükçekmece, in the Alkent 2000 and Karaağaç villa area. Public transport is limited; the nearest bus stop is about 700 metres away, so you will need a car for daily life.
How long does it take to get from Brand Vadi to Istanbul Airport?
Istanbul Airport is 30 to 45 minutes from Brand Vadi depending on traffic; the distance is about 35 – 40 kilometres. Sabiha Gökçen Airport is on the Asian side, so it is a long way from here. For trips to Taksim and Levent, seen as the city centre, allow more than an hour at rush hour.
What amenities does Brand Vadi have?
Brand Vadi offers residents around 1,000 m² of indoor social facilities and large landscaped grounds. Some sports, spa and everyday shopping needs can be met without leaving the community.
Is Brand Vadi a good investment?
Brand Vadi suits people who want to live in a large family villa and hold value over the long term, rather than those looking for rental income. The gross rental yield is around 4% (four percent) and rental demand is limited; on the other hand, new villas of this size with private pools are in short supply in Istanbul. The gap between resale listings and the developer's list also shows there is plenty of room to negotiate.
- Private garden and pool with every villa, generous net areas
- Indoor social facilities, spa and sports areas on site
- Early phases are ready, so you can see a finished villa before buying
- All types are well above the citizenship threshold
- Low gross rental yield, limited rental demand
- Big gap between list prices and resale listings
- Final phase delayed; it was originally planned for December 2024
- Weak public transport, far from the centre
In a large, phased villa project, the villa's zoning status, occupancy permit, plot boundaries and title deed record must be checked before buying; if you are buying in the final phase in particular, get the occupancy permit date in writing. The sales contract, payment plan and guarantees in instalment purchases are reviewed by Att. Egemen Yasin Şahalioğlu as part of the contract review; if you are buying from abroad, the transaction can also be completed with a power of attorney.
