Qent İstinye apartments for sale start from about $605,000 (six hundred five thousand dollars) as of October 2026, and the higher of the two current listings we found asks $919,000 (nine hundred nineteen thousand dollars). The project sits in İstinye, Sarıyer, on a slope above İstinye Yokuşu looking out over the Bosphorus. It was developed by Toya Yapı, part of Toya Group, together with Dilek Gayrimenkul; the architecture is by Tabanlıoğlu Architects and the interiors by Porsche Design Studio. The 21 (twenty-one) homes in three low-rise blocks were completed in 2015-2016 and the developer has sold out, so today you can only buy on the resale market. Because the project is so small, listings are rare and prices for the larger units are only available on request. Property Time Istanbul's office is at Skyland in Sarıyer, and every legal step of the purchase is handled by Att. Egemen Yasin Şahalioğlu.

What are the key facts about Qent İstinye?

Qent İstinye is a boutique development of 21 homes in three blocks, built in İstinye by Toya Yapı and Dilek Gayrimenkul. The blocks rise from a single shared podium that holds the communal facilities. The design is by Tabanlıoğlu Architects (Murat Tabanlıoğlu, Melkan Gürsel) and the interiors are by Porsche Design Studio. The project won two European Property Awards, for architecture and interior design, and was announced as a LEED for Homes candidate. The name "Porsche Design Tower" that shows up in some foreign listings does not belong to this project; Qent İstinye is a low-rise complex, not a tower.

The Plan lists 22 homes, while the other sources say 21.

What makes Qent İstinye stand out?

What sets Qent İstinye apart is the small number of homes, glass façades facing the Bosphorus and interiors signed by Porsche Design. The architect kept the blocks low so as not to break the Bosphorus skyline; the fronts open to the water while the backs are more closed to keep the bedrooms private.

How does buying in Qent İstinye work?

As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.

How do foreigners buy property in Qent İstinye?

A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.

What needs to be done after the title transfer?

After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.

How much are apartments for rent at Qent İstinye?

We could not find a live rental listing for Qent İstinye in October 2026. Across İstinye, Bosphorus-view 3+1 flats are listed for around 125,000 TL a month, but those listings are not in Qent İstinye and do not reflect the project's level. So we are not giving a table; ask us for current rental offers.

What is the rental yield at Qent İstinye?

The rental yield at Qent İstinye cannot be calculated right now, because there is no sale and rental listing for the same unit type. In a complex of 21 homes listings are very few, so a yield estimate is only possible by comparing a concrete rental offer with the sale price of the same flat.

Can units in Qent İstinye be rented short term?

Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.

What are the service charges and buying costs at Qent İstinye?

Service charges at Qent İstinye are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:

On the sale price4% title deed fee

By law, buyer and seller pay 2% each; the parties may agree otherwise.

Land registryService fee

A fixed fee charged for the title deed transaction.

CompulsoryDASK insurance

Compulsory earthquake insurance taken out before the transfer.

Foreign buyersValuation report

Licensed valuation; compulsory for purchases by foreigners.

Foreign buyersSworn translator

Present at the land registry for buyers who do not speak Turkish.

Legal follow-upLawyer service

By Att. Egemen Yasin Şahalioğlu, from contract to title deed.

Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.

Can you get Turkish citizenship by buying in Qent İstinye?

A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.

Even the smallest flat we found at Qent İstinye, the 75 m² 1+1, is above the $400,000 threshold at an asking price of about $605,000, so every unit type in the project can meet the threshold on its own. However, the figure used in the application is the value in a CMB-licensed valuation report, not the asking price. For resales, you should also check whether the flat has already been used in a citizenship application.

  • The value is determined by a licensed valuation report.
  • A no-sale annotation of at least 3 (three) years is placed on the title deed.
  • Payment is made in foreign currency and documented through a Turkish bank.
  • The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.

Legislation may change; current requirements are confirmed with the lawyer before applying.

Is Qent İstinye a good investment?

Qent İstinye is a strong option for a buyer looking for a Bosphorus-view home in İstinye with few neighbours and real design value; for an investor who cares about liquidity and rental income, the shortage of listings is a serious limit. Current asking prices are around $8,100 – $8,300 per square metre, slightly below the $9,200/m² announced at launch in dollar terms.

Advantages
  • Bosphorus-facing location in İstinye
  • Only 21 homes, low density
  • Tabanlıoğlu architecture and Porsche Design interiors
  • Completed project, no construction risk
Points to consider
  • Very few listings, buying and selling can take time
  • No rental listings, yield cannot be calculated
  • Far from the metro, transport depends on a car
  • Service charge and running cost information not public

Before buying, the title deed record, condominium status, mortgages and annotations, unpaid service charges and the occupancy permit must be checked. These checks are carried out by Att. Egemen Yasin Şahalioğlu during the title deed check and sales contract steps.
