How does buying in Mina Towers work?

As the project is under construction, sales are made with the developer through a promissory sale contract and a payment plan; the title is transferred according to the construction servitude or condominium status. Before signing, the building permit, construction servitude, delivery date, delay penalty and payment security clauses are checked in a contract review by Att. Egemen Yasin Şahalioğlu, together with the title deed and encumbrance check.

How do foreigners buy property in Mina Towers?

A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.

What needs to be done after the title transfer?

After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.

How much are apartments for rent in Mina Towers?

We found no current rental listing for Mina Towers in the sources we could access in October 2026, so we do not give a rent table. With handovers still under way in 2026, rental listings may only now start to appear; for current rents it is better to ask local agents or request an offer from us.

Source: Trovit, emlakplatform.com.tr, deal-tr.com and portal searches for Fikirtepe (27 October 2026). We could not access Sahibinden, Hepsiemlak, Emlakjet or RE/MAX listing pages.

What is the rental yield at Mina Towers?

The rental yield at Mina Towers cannot be calculated at the moment, because we did not find both a sale price and a rent for the same unit type. A yield estimate needs at least a few real rental listings or lease contracts, and the service charge, taxes and empty months should also be taken into account.

Can units in Mina Towers be rented short term?

Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.

What are the service charges and buying costs at Mina Towers?

Service charges at Mina Towers are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:

On the sale price4% title deed fee

By law, buyer and seller pay 2% each; the parties may agree otherwise.

CompulsoryDASK insurance

Can you get Turkish citizenship by buying in Mina Towers?

A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.

At Mina Towers's list prices, every 2+1, 3+1, 4+1 and 5.5+1 meets the $400,000 threshold on its own; the smallest 2+1, at about $411,000, is only just above it. The 1+1 units, from $306,000, do not reach the threshold on their own. Because the margin on the 2+1s is so small, a discount or a lower valuation report could push the unit below the threshold. Citizenship is based not on the asking price but on the value declared on the title deed and an SPK-licensed valuation report; whether a unit whose deed is still at the "contract" stage qualifies for a citizenship application should also be checked separately.

  • The value is determined by a licensed valuation report.
  • A no-sale annotation of at least 3 (three) years is placed on the title deed.
  • Payment is made in foreign currency and documented through a Turkish bank.
  • The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.

Legislation may change; current requirements are confirmed with the lawyer before applying.
