How much are Spine Tower apartments for sale?
The lowest priced listing we can see at Spine Tower right now is a 144 m² gross (110 m² net) 2+1 with a Bosphorus view on the 40th floor, at 38,700,000 TL, or about $780,000 (seven hundred eighty thousand dollars). At the top end, a specially decorated 600 m² 5+2 duplex is for sale at 220,000,000 TL, about $4,435,000 (four million four hundred thirty-five thousand dollars). Because the tower has few homes, few come up for sale; some listings show no price and simply say "call for price". One agency site shows 20,000,000 TL for a 2+1 of the same type, but the listing appears to be out of date, so we left that figure out of the table.
Source: Coldwell Banker (cb.com.tr) listing #365583, 38,700,000 TL (seen on 27.10.2026); Emlakjet listing #18162511, Versatie Gayrimenkul, 220,000,000 TL (seen on 27.10.2026). TL prices converted at 1 $ = 49.6 TL (24 October 2026) and rounded. Durukan Real Estate's 150 m² 2+1 listing (20,000,000 TL) was left out because it is marked as not current, and the 35th-floor 2+1 on LuxuryEstate because it is priced in yuan and undated.

Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. Service charges at Spine Tower are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:
By law, buyer and seller pay 2% each; the parties may agree otherwise.
A fixed fee charged for the title deed transaction.
Compulsory earthquake insurance taken out before the transfer.
Licensed valuation; compulsory for purchases by foreigners.
Present at the land registry for buyers who do not speak Turkish.
By Att. Egemen Yasin Şahalioğlu, from contract to title deed.
Fee rates may change with legislation; you can request the exact breakdown in writing before purchase. For new-build purchases, whether VAT is included in the price is also checked.
Can you get Turkish citizenship by buying in Spine Tower?
A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.
Both priced sale listings we saw at Spine Tower clear the $400,000 threshold on their own by a wide margin: even the cheapest 2+1 is about $780,000. Still, citizenship is based on the title deed price and an SPK-licensed valuation report, so it should be checked before the sale that the report value covers the contract price.
- The value is determined by a licensed valuation report.
- A no-sale annotation of at least 3 (three) years is placed on the title deed.
- Payment is made in foreign currency and documented through a Turkish bank.
- The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.
Legislation may change; current requirements are confirmed with the lawyer before applying.
