During an industry campaign in May – June 2018, a 20% discount and a mortgage option with 5% down were offered. In 2022, a foreign agency listed a 115 m² apartment for $479,000. These older figures are not included in the table.

How does buying in Torun Center work?

As the project is completed, sales are resales: a contract is signed with a deposit and the balance is paid at the land registry together with the title transfer. During this process, the title deed, mortgage and lien check, review of the sale contract and the transfer are handled by Att. Egemen Yasin Şahalioğlu. Buyers who cannot travel to Turkey can complete the title transfer by power of attorney.

How do foreigners buy property in Torun Center?

A foreign buyer first obtains a Turkish tax number and opens a Turkish bank account; then the title deed and encumbrance check, valuation report and contract are completed and the title is transferred. The land registry also confirms that the property can be sold to a foreigner. Every step is followed by Att. Egemen Yasin Şahalioğlu, who works on property purchases by foreigners.

What needs to be done after the title transfer?

After the transfer, the electricity, water and gas subscriptions are opened in the new owner's name, the owner is registered with building management and a property tax return is filed with the municipality. If a citizenship application will be made, the payment documents and the title deed annotation are added to the file at this stage.

How much are Torun Center apartments for rent?

Rate 1 $ = 49.6 TL; amounts rounded to the nearest ten.

What is the rental yield at Torun Center?

The only like-for-like comparison possible at Torun Center is for 3+1 units: the list price of a 241 m² 3+1 is $1,687,000, and a 240 m² 3+1 is listed for rent at 230,000 TL a month. That means a gross yield of about 3.3% (three point three percent). Buying at lower resale prices instead of the list price would raise the yield, but no current resale listing was found for a 3+1. The KAP report also gives value and rent figures for the 472 units Torunlar holds, but a large share of these are offices and shops, so they cannot stand in for a residential yield. After service charges, taxes and empty periods, the net yield is lower.

Can units in Torun Center be rented short term?

Under the rules in force since 2024, short-term rental requires a permit from the Ministry of Culture and Tourism and the unanimous consent of the other owners in a condominium building. In projects with many units this consent is hard to obtain in practice, so investment returns should be calculated on long-term rent.

What are the service charges and buying costs at Torun Center?

Service charges at Torun Center are set by building management according to the apartment's size and the compound's services. We obtain the current service charge for the apartment you are considering in writing from management and share it before purchase. The main buying costs on top of the price are:

Can you get Turkish citizenship by buying in Torun Center?

A home or office worth at least $400,000 (four hundred thousand dollars) qualifies for Turkish citizenship by investment; the threshold can also be reached with more than one property.

At Torun Center, every unit type on the developer list, from 2+1 to penthouse, clears the $400,000 threshold on its own; the lowest figure on the list is $1,584,000. The 146 m² 2+1 listed on emlakjet is also above the threshold at about $524,000. No current sale price was found for 1+1 units of 97 – 101 m², so whether this type meets the threshold has to be checked separately. What counts is not the asking price but the value in the CMB-licensed valuation report and the price declared on the title deed.

  • The value is determined by a licensed valuation report.
  • A no-sale annotation of at least 3 (three) years is placed on the title deed.
  • Payment is made in foreign currency and documented through a Turkish bank.
  • The application file is prepared and followed by Att. Egemen Yasin Şahalioğlu.

Legislation may change; current requirements are confirmed with the lawyer before applying.

Torun Center is well placed for living in and for corporate lettings: it sits in central Mecidiyeköy within walking distance of the metro and metrobus, it is completed and it has condominium title. On the other hand, the developer list is almost twice the resale listing, and the gross yield at list price stays at around 3.3%. The project's history includes an elevator accident in 2014 that killed 10 workers, a 2016 court order suspending its zoning plan, and a municipal seal on block D; all of this makes legal due diligence before buying even more important.

Advantages
  • Central Mecidiyeköy, ~600 m to the M2 metro and a few minutes to the metrobus
  • Completed, condominium title established in 2017
  • Built by Torunlar GYO, a listed company whose valuation reports are published on KAP
  • All types from 2+1 upwards are above the $400,000 threshold
Points to consider
  • Large gap between the developer list (~$7,000/m²) and the resale listing (~$3,590/m²)
  • Gross rental yield of ~3.3% at list price
  • A court suspended the zoning plan in 2016; its current legal status should be checked
  • A hotel conversion is planned for part of block C; no licence has been issued yet

Whichever apartment you choose, the title record, condominium status, zoning lawsuits, mortgages and annotations should be checked before purchase as part of a title deed and legal review.
